Communication

As specialist property managers we tailor our communication to each individual landlord.
However, at a minimum, we believe the basics should include the following:

  • Statements, once a month to keep you up to date on the status of your investment.
  • Access to our online web system for 24/7 access to your rental property information.
  • A written property inspection report either quarterly or six monthly (your management agreement with us will specify the regularity).
  • A bi-monthly newsletter for investment property owners.
  • During letting we will update you at least twice a week with progress reports and when applications are received.
  • Should a maintenance or repair issue arise, you the owner will be advised of this. Your property manager can then make the necessary arrangements to complete the work required. If the issue is complex or potentially costly we will obtain quotes for you before any work is carried out so you can make an informed decision about how you would like us to proceed.

We know precisely how to promote your property to the right people and find you the very best tenants.

  • Your property will be listed on a number of key real estate websites including thelocals.co.nz, rwkingsland.co.nz, raywhite.com, trademe.co.nz and realestate.co.nz.
  • Every new listing is immediately emailed to our tenant database and if appropriate a For Rent sign is erected at the property.
  • A print out of available properties is on hand at all viewings and from our offices in Kingsland and Sandringham and a selection of properties is advertised in our window displays.

Tenant Selection

Great emphasis is placed on selecting the right tenant for your property. We are also mindful of an owner’s preferences in our selection process. All potential tenants complete a detailed application form either on paper or online and must provide photo ID as well.

References provided for previous landlords, employers and friends are all followed up and confirmed and credit checks are also done as part of this process. We will provide you with the information we have gathered and we will give you our recommendation based on our experience and knowledge.


Zero Tolerance for rent arrears

We take rent arrears very seriously and have a zero tolerance for rent arrears. The following is our arrears management procedure and tenants are required to acknowledge and sign this policy as part of their tenancy agreement:

  • 1 to 4 days arrears: Reminder phone call/ email every day.
  • 5 days in arrears: 14 days notice sent to tenant and landlord is notified.
  • 15 days in arrears: Application lodged with Tenancy Tribunal.
